- Sales Agreement
- The Sales Agreement is a contract between Mattamy Homes and yourself, which identifies your selected home site, the plan you have selected and some of the additional options that will be installed into your home. A Mattamy New Home Counselor will help guide you through the agreement. Upon the signing of this document, your next step is to secure financing for the purchase.
- Financing Your New Home
Applying for the financing of your new home is not difficult, but it does require quite a bit of information. For your convenience, a representative from Mattamy Home Finance is available to process your financial application. In order to expedite the process, you will need the following documents:
- W-2’s for last two years
- Bank statements for last three months
- Mortgage history – cancelled checks last 12 months (rental six months)
- Employment address (two year history with telephone numbers)
- Sales Agreement with Mattamy Homes
- Open loans – most recent statements
- Real Estate owned – current estimated value, loan number, mortgage balance, monthly payment, and address
- Social Security numbers
- Copy of driver’s license or other photo identification
- For VA applications – Certification of Eligibility or DD214
- If self-employed, or more than 25% income is from bonus, then last two years federal tax returns and all schedules are required
- If divorced, a complete copy of your divorce decree
- Check to cover the cost of credit report and appraisal
- Active work visa, if applicable
The preliminary loan approval is often received within 24 hours of the application. If additional information is required, please follow-up as promptly as possible so that the process may continue. A pre-approval letter must be received by Mattamy Homes within five days of signing the contract.
- Design Studio Visit
After securing financing, a visit to the Design Studio is in order to choose your colors, materials, options and upgrades on everything from paint, flooring (hardwood, tile, carpet) and cabinets to countertops. A Design Consultant from Mattamy Homes will assist you with the personalization of your new home to fit your tastes and lifestyles. We encourage you to bring the following items:
- Fabric swatches of existing furniture
- Wallpaper samples and paint chips
- Photographs of your current home
- Interior design ideas from magazines
Please remember that your full deposit will be required to begin your selections at the Design Studio.
Visit the Design Studio to make your selections. Appointments are available Monday through Friday, 9 a.m.-3 p.m. Our professional staff will help simplify the selections by guiding you through a pre-planned, organized tour of our products and selections. Since this is an intensive workshop, we recommend the following:
- If you have young children, please consider arranging for childcare
- Come alone or with as few “helpers” as possible
- Be prepared to spend several hours depending on the size of your home
- Get ready to have fun!
- Permits and Ordering
After all of your selections have been made, Mattamy Homes will prepare your plans to your specifications. Once your plans are drawn and checked, a registered engineer will review and approve your plans for structural integrity. Our permitting agent will submit the plans to the county for review by the building officials. This phase of the process can be time-consuming, based on demands placed on the local county officials. Your home is reviewed, inspected and approved by the county at least nine times before you take possession. Once we have received the necessary permits, the construction department will issue a start date on your home and construction materials for your home are ordered.
Throughout the duration of the construction process, you are encouraged to view the progression of your house via our online service called Mattamy InSite. Mattamy InSite is available at www.MattamyHomesFla.com and chronicles the step-by-step construction of your home by supplying you with bi-weekly photographic updates taken from several different viewpoints. You will receive a username and password to view these photos anytime, anywhere. Pictures will be updated every two weeks, allowing you to observe the progression of your house through the home building process.
- Site Preparation and Foundation
- Upon receipt of the permit, the home site is cleared and your Builder will review the plans and commence the construction of your home. After a survey has been performed, form boards for the foundation are erected to define the house footprint. Once the foundation is formed, the fill dirt is added and compacted. The plumbers will then provide the “plumbing rough.” At this point, the “plumbing rough” is complete and the county building department will inspect and approve the work. A plastic vapor barrier is laid over the dirt and reinforced steel is added to the footings and bearing wall locations. After the county building department inspects and approves the completed work, the concrete slab is poured.
- Framing, Exterior Sheathing and Windows
- After the slab has cured, the home is framed. This entails getting the walls up, the roof trusses set, the exterior siding installed, and the roof decking laid. The structural frame of the home is then pretreated for insects and mold. Once the black felt paper is fastened to the roof, sheathing is wrapped around the home and the windows are installed. Now the home is considered “dried-in,” which means that the home is protected from the weather. Should a hard rain occur, water may penetrate the home, but will not cause any damage. The roof shingles, roof vents and flashing are then installed on the roof, and aluminum fascia and vinyl soffit is attached.
- Mechanicals
- During this phase, the plumbing, mechanical and electrical trade partners will be doing the “rough” work on the home. The bathtubs will be set, electrical wiring will be run and your heat and air conditioning ducts will be installed. Security prewire and any additional wiring and/or vacuum system tubing, if selected, will be installed at this time. Upon completion of this phase, inspections are ordered to ensure the home complies with local building codes. Your Builder will contact you to review the framing, plumbing, electrical and mechanical work that has been installed in your home.
- Insulation, Drywall and Paint
- Once inspections are complete, the wall insulation will be installed. If your home has sloped ceilings, insulation will be installed in the ceilings as well. In all flat areas of your ceiling, insulation will be blown in toward the end of the construction schedule. Again, the county building inspector will inspect and approve the work. The drywall is attached to your walls and ceiling, then finished with a filling compound. A textured finish is then applied to the ceiling. The drywall is then given time to dry; the duration is completely dependent on the humidity. Once dried, the interior trim is installed along with the doors. Interior painting is then done throughout the entire home. The hard flooring selected will then be installed as well as the cabinets and garage door. The siding, stone, brick or cementitious veneer material is finally applied to the outside of the home and painted.
- Interior Appearance
Once the flooring (tile, wood, vinyl) is in place, the plumbers will install the sinks, faucets, dishwasher, toilets, water heater and hose bibs. They will also tie into the city water and sewer lines. The mechanical contractor will install the interior air handling unit, the exterior condenser, the vents and thermostat. The electricians will install and connect the switches, outlets, phone and cable jacks, door bell, smoke detectors, light fixtures, water heater, HVAC and the electrical panel. The security system, if selected, will also be installed at this phase of the building process as the home is nearing completion.
- Driveway and Landscaping
- With the inside nearing completion, simultaneously, the finishing touches will be made to the outside. The yard is graded, the sprinkler system installed, the driveway and walkways poured and landscaping arranged (trees, plants, sod, and mulch). The yard is treated for termites after sod and landscaping is in place around slab of home.
- Inspection, Cleaning and Carpet
- Mattamy’s team of quality inspectors walk the home and make an orientation list of items that must be addressed prior to closing. A cleaning crew is dispatched to provide a pre-clean prior to the carpet installation. The carpet trade partner will install the tack strips, lay the pad and then the carpet. Once the carpet has been installed, a final builder cleaning will be done and a quality inspection is performed to ensure your home meets our standards.
- Coordinating Closing Date
- A representative from Mattamy Homes Closing Department will coordinate a closing day and time with you, the closing attorney and Mattamy Home Finance. You will need to prepare as follows:
- Verify insurance coverage with your insurance provider
- Verify last minute financing details
- Make an application with the utility, telephone and cable companies (You will need to submit an application for electrical power)
- Contact your moving company
- Contact the post office to change your address and forward your mail
- New Home Orientation
Several days before closing, we will want your Builder to review your new home with you one more time. During this New Home Orientation, the Builder will familiarize you with such items as your electrical, mechanical and plumbing systems as well as the maintenance requirements of your new home. We will review with you Mattamy Homes’ one-year “Workmanship Warranty,” the two-year “Mechanical Warranty,” and the ten-year “Structural Warranty.” Be sure to note the location of the following:
- Shutoff valves for water and gas
- Electrical service panel and main shutoff switch
- New appliances owners manuals (mail warranty cards after closing)
- Closing
- On closing day, you will need to bring a cashier’s check to cover closing expenses. The closing attorney will provide the final amount within 24 hours of closing. Closing typically takes about an hour, after which you will get your keys and assume ownership of your new Mattamy Home.
- Warranty and Maintenance
- Your new Mattamy home has a builder’s “workmanship” warranty for one year, and our Home Warranty Service Department will give you a call within two weeks of your closing to schedule a service call. This visit is simply to perform a final inspection of items in your home and to answer any questions you may have about its maintenance.
